Allinace Highline is a mix use project consisting of residences, rental apartments and the Wyndham Garden hotel, a three-tower development in central location of Tbilisi, Georgia. Located adjacent to arterial street connecting two major districts of the capital. The distinctive silhouette is seen from far, along the axis of the three major streets approaching the site from different directions. This makes the project the future landmark of this part of the city. Gross building area is about 80,000 sqm from which 20,400 sqm consists of four underground floors serving as parking and supporting spaces. The tallest tower with 40 floors host residential program, with one to four bedroom apartments and penthouses on the upper floors. The middle tower consists of rental apartments - studio and one bedroom. The third tower includes a hotel. The three towers are interconnected with base on the ground plane where various amenities serve the residents, hotel guests and regular visitors.

To use the plot efficiently, the main built volume is split into three cylindrical towers with central core and perimeter columns allowing flexible floor plan layouts. the spatial arrangement of the towers is informed by the location of surrounding buildings, the tree cylinders are placed in such a way to open up viewing corridors for itself and for neighbors. limited floor plan depth lets natural light reach all occupied spaces. 

To battle uniformity and repetitive nature of tall buildings and to create variation in occupiable spaces (indoor and outdoor) the diameters of the cylinders gradually expand and shrink, to create a set of 16 irregular floors in each tower. this expansions  are carefully arranged on different levels so that the privacy and distance between the towers would not be compromised.  This creates a spatial interplay of the three towers that look diverse but at the same time share similar structural approach.

On the ground level, three towers are interconnected with base consisting of public and commercial spaces. The three towers have three main programs, residential, rental apartments and a hotel in the shortest one. all of which have its own public areas but are connected to each other by green infrastructure with various levels of access. rental apartments and a hotel share most of their outdoor spaces, which start from the ground floor in form of amphitheater-like garden facing both lobbies, which raises from the ground floor to continue on the upper level as green roof of the base of the building.

The site location is within a dense residential neighborhood, with limited vegetation and recreation spaces, the project's aim was to create rich green recreational infrastructure to     compensate the density it created, as a result the ground floor garden and the occupiable green roof is more than 40% of the total size of the plot. this outdoor space is a giant rainwater collector to support its irrigation system. Renewable energy strategy of the project utilizes the heights of the towers by placing vertical wind turbines on the rooftops. 16 turbines on top of each tower are planned to support light fixtures and elevators for the entire project.
